For all those who care about Cookham & feel strongly about the huge impact the over-development of Hollands Farm & this adjoining Jackson’s Field will have on Cookham traffic, Cookham bridge and other infrastructure elements ( flooding, water run off, ongoing sewage problems etc),  please respond before 6th May, using some of KBEG prompts below.
( Yes, this IS a separate consultation— which will become part of any future problem, as neither part will take full responsibility for overall infrastructure issues, or possible solutions. Just look at  the ‘£7mm publicly funded ‘road to nowhere’ fiasco in neighbouring Beaconsfield, as a real & current example of ‘developer tricks’)

As Mandy Brar’s husband Harry said to me personally: ‘Everyone in Cookham needs to wake up to this! It’ll be too late to say anything, once it’s all concreted over’.

‘Build, build, build‘ simply doesn’t work at local level, when Brownfield opportunities and office conversions ( post pandemic) are neither considered fully or counted at all, within a Local Plan sustainable number level that has clearly been both considered and set.
This proposed development, in conjunction with Hollands Farm would take the Woburn and Bourne End total housing number to more than 200 homes above a sustainable total than is laid and fully documented in the Local Plan.

Please don’t assume this is someone else’s problem, ‘over the bridge’, so not a real concern in Cookham. ‘Rally the troops/ tell your friends’: Cookham really does deserve better!

Staying silent definitely won’t solve this.

1 week to go (May 6th) until the Jackson's Field public consultation managed by Capreon (land promoter) closes. You can access the limited site details at www.jacksonsfield.co.uk and reply by email at info@jacksonsfield.co.uk or write to Jacksons Field, c/o Capreon, 30 Market Place, London W1W 8AF.

KBEG will be be submitting a response which will include:

•    Fails to take into account the final Development Brief from Buckinghamshire Council

•    Does not even correspond to the draft Development Brief they developed with Buckinghamshire Council

•    Numbers exceed "up to 467 dwellings" in Local Plan  (LP) when combined with the Catesby Estates proposal

•    Housing density and mix completely out of character with adding residential areas

•    Access points are undeliverable as proposed with no mitigation for Cores End Roundabout, Princes Road width, Princes Road side road turning, Bridgestone Drive on-street parking, preservation of full public right of way, etc.

•    Failure to provide holistic plan with Catesby Estates, specifically link road required in LP

•    Buffers are wholly inadequate on all sides and fail to meet LP, draft Development Brief and emerging NDP requirements

•    SuDs (drainage) proposal adjacent to children's play area

•    Parking provisions and access inadequately shown for defined buildings

•    Presumes it will be an outline planning application, which is completely against the will of local residents

Please respond  - it is as important as ever to demonstrate that our communities will not have excessive development imposed on them
